That means that listing photos are a critical factor — it will determine the selling price of a home, how quickly it sells and whether it sells at all. I’d venture to say that the single most important factor in selling a home is good photography.

This isn’t only about homes ranging above $1 million; this applies to all homes.  That’s right. Studies have found that good photography helps to sell a home faster and for more money. Keep in mind that with so much research performed online, a good photo can help to get a home buyer through the door.

The first impression is essential. If home buyers aren’t sold on the images, they see online, chances are they will move on. It can also affect their perception of a home prior to seeing it. A good photograph will have a positive emotion associated with the home.

Emotion is the No. 1 trigger of the affluent buyer, so use it to your advantage. A good photo can speak not a thousand words, but a million words. Get creative: If the home is upwards of a certain amount, use models and shoot lifestyle photos in the home and around the home."

Here is an example of why having the right equipment and experience makes a difference.  Look at the difference in these two photos.  Which one catches your eye more?

The interesting thing is both of these photos were taken with the same camera.  However the photo on the left was taken on an AUTO setting as most agents are using, while the photo on the right was taken on a tripod as multiple exposures and layered together with an HDR method to bring out all the details in both the highlights and shadow areas.

Here is another example for you:

Again you see a huge difference between these photos.  Both photos again are taken with the same camera from the same spot, however the photo on the left was taken with a standard lense using AUTO, you can see the camera see's the bright light coming in through the window and gives you a dark looking room.  The photo on the right was taken using a wide angle lens to allow you to see more area making the room to appear much larger.  Plus there was use of additional lighting along with special editing techniques to bring out all the details in the bright and dark areas.
